Le directeur général II relève du directeur régional de la gestion immobilière. Il est responsable de la gestion efficiente des opérations et de l'entretien d'un complexe commercial au quotidien et dans son ensemble (superficie maximale : 1 million de pieds carrés).

TÂCHES ET RESPONSABILITÉS

  1. Budget annuel d’exploitation
    Prépare, supervise et contrôle le budget annuel d’exploitation du centre commercial pour s’assurer que les ressources sont utilisées efficacement et que les besoins et objectifs opérationnels, y compris la réalisation de petits et moyens projets, sont atteints.
  2. Opérations immobilières journalières et récurrentes
    S'assure, par la gestion du personnel d'exploitation, que les systèmes de l’immeuble (CVC, Systèmes de sécurité, etc.) dans toutes les propriétés du centre commercial sont correctement entretenus pour fournir aux locataires des services constants et de haute qualité.
  3. Supervision du Marketing et de la Location spécialisée
    Supervise et approuve les activités de commercialisation et de location spécialisée du centre commercial et fait des recommandations pour accroître l'efficacité de ces actions (par exemple, augmentation de l’achalandage et des revenus provenant des activités de la location spécialisée).
  4. Relations avec les locataires
    Répond et résout les problèmes complexes des locataires (par exemple, les litiges de loyer, les retards de paiement, les plaintes des locataires) conformément aux politiques établies et aux précédents afin de protéger les intérêts de l'entreprise et de maintenir des relations positives avec les locataires.
  5. Relations avec les intervenants externes
    Instaure la confiance et entretient des relations positives et à valeur ajoutée avec les locataires, les autorités gouvernementales, les entreprises, les entrepreneurs, les autres gestionnaires de centres commerciaux, les clients, les investisseurs et le grand public.
  6. Politiques et procédures de l’entreprise
    Élabore et supervise la mise en œuvre des politiques et procédures spécifiques aux centres commerciaux, ainsi que l'application de celles-ci pour garantir des opérations et des services efficaces et efficients. Suit et analyse l'implication des lois et règlements de la province de Québec par rapport à nos politiques et procédures et fournit des recommandations au besoin.
  7. Contrats avec des tiers
    Élabore les spécificités, négocie et gère les contrats de service, en français, ou en anglais si nécessaire, avec des fournisseurs externes pour assurer des services constants et de haute qualité aux locataires et aux clients.
  8. Gestion et développement du personnel
    Embauche, dirige, motive et encadre le personnel du centre commercial pour atteindre les objectifs opérationnels et établir des relations solides avec les locataires, les clients, les consommateurs, la compétition et les propriétaires.

Exécute toutes autres tâches et / ou projets pouvant être assignés.

EXIGENCES MINIMALES

Compétences, connaissances, expérience et formation

  • Baccalauréat dans un domaine pertinent (par exemple, commerce, finance, etc.) ou l’équivalent
  • 7 ans d'expérience pertinente en gestion immobilière
  • Bonnes connaissance et habileté des logiciels informatiques pertinents (par exemple Microsoft Office).

Compétences de base

  • Excellentes compétences en communication orale et écrite en anglais et en français
  • Parfaitement bilingue
  • Solide connaissance pratique du Code civil du Québec tel qu'il s'applique à la propriété commerciale et à la location commerciale
  • Expertise démontrée en gestion de conflits
  • Bonnes compétences organisationnelles

EXIGENCES SUPPLÉMENTAIRES

  • Un certificat en gestion immobilière d'une institution postsecondaire reconnue ou d'une association de l’industrie de l’immobilier est un atout
  • Permis de courtier immobilier (OACIQ) est un atout
  • Expérience du logiciel Yardi est un atout

The General Manager II is accountable to the Director, Property Management for directing the efficient day-to-day operations and maintenance of a Shopping Centre Complex (up to 1 Million Sq Feet).

DUTIES AND RESPONSIBILITIES

  1. Annual Operating Budget
    Prepares, monitors and controls the Shopping Centre’s Annual Operating Budget to ensure that resources are utilized effectively and operational needs and objectives, including completion of small and medium sized projects, are met.
  2. On-Going Property Operations
    Ensures, through management of operations staff, that building systems (HVAC, Life Safety Systems, etc.) at all properties within the Shopping Centre are properly maintained to provide Tenants with consistent and high-quality services.
  3. Oversight of Marketing and Specialty Leasing
    Monitors and approves marketing and specialty leasing activities within the Shopping Centre and make recommendations to increase effectiveness of these functions (e.g. increased foot traffic and revenue from specialty leasing activities).
  4. Tenant Relationships
    Responds to and resolves complex Tenant issues (e.g. rent disputes, late payments, tenant complaints) following established policies and precedents in order to protect company interests and maintain positive Tenant relationships.
  5. Relationships with External Stakeholders
    Builds trust and maintains positive and value-adding relationship with tenants, government authorities, businesses, contractors, other business units, customers, investors, general public.
  6. Company Policies and Procedures
    Develops and oversees the implementation of shopping centre specific policies and procedures, as well as enforces company policy and procedures to ensure effective and efficient operations and services. Monitors the implication of Province of Quebec regulations on our policies and procedures and provides recommendations where needed.  
  7. Third Party Contracts
    Develops specifications for, negotiates and administers service contracts, in both French or English languages where required, with third party suppliers to ensure consistent high-quality services for tenants and patrons
  8. Management and Development of Staff
    Hires, directs, motivates and coaches Shopping Centre Staff to meet operating targets and build strong relationships with Tenants, Mall Patrons and Property Owners.

Any other job related duties and/or projects that may be assigned.

Minimum Requirements

Skills, Knowledge, Experience and Education

  • Bachelor’s degree in relevant field (e.g. Commerce, Finance, etc) or equivalent
  • 7 years of relevant property management experience
  • Good skills with relevant computer software (e.g. Microsoft Office Suite).

Core Competencies

  • Excellent oral and written communications skills in both English and French languages
  • Fully bilingual
  • Strong working knowledge of Quebec Civil Law as it applies to Commercial Property and Commercial Tenancy
  • Demonstrated conflict resolution skills
  • Good organizational skills.

Additional Requirements

  • Certificate in Property Management from recognized Post Secondary Institution or Industry Association is an asset
  • Commercial Real Estate License is an asset
  • Experience with Yardi is an asset.
