Senior Community Manager - Northgate at Falls Church

An experienced multi-family Senior Community Manager in Falls Church, Virginia.

This position will act as the Community Manager for Northgate at Falls Church and provide support and policy oversight for our sister property in Rockville, Maryland. In this role you would be responsible for the development and implementation of standard of service including: marketing, quality control, pricing and concession programs for both properties. 

Northgate at Falls Church is a mixed use class-A mid-rise complex, located just west of Arlington in the Metro D.C. area. The site includes an office tower, ground floor retail spaces, and is home to 104 high-end residential units. This position will work onsite with the support of an Assistant Community Manger to ensure the success of day to day operations. 

We're looking for you

To fully lead and support our communities' Property Management Operations. We need encouraging and hands-on person to step in when necessary, complete projects, and to motivate the onsite teams.

A few of your responsibilities:

  • Demonstrate a thorough understanding of the community and its needs/goals as a financial asset
  • Responsible for maximizing the long-term operating performance of his or her portfolio through the development and implementation property management and repositioning strategies. You will manage budgets and evaluate Community Managers’ performance.
  • Work toward fulfilling the community’s leasing potential; develop and execute marketing initiatives as needed to support that goal
  • Respond to and resolve resident complaints promptly to support positive resident relations
  • Review and audit resident files as needed to ensure accuracy; assess and address any need for training to support your onsite team
  • Physically walk and inspect the property to ensure the quality of market-ready apartments. In addition, maintain the physical condition and operations of multiple properties through frequent site visits, inspections and audits. Participate in repositioning and redevelopment plans for each asset.
  • Analyze financial statements and make necessary operating adjustments to improve the revenue streams and cost efficiencies
  • Prepare annual property budgets with realistic goals to increase operating income while reducing expenses
  • Promote the standardization of policies, procedures and forms to all communities
  • Reduce apartment turnover by maintaining high company standards for customer service
  • Act as a liaison between The Vice President, Regional Manager, Corporate Accounting and the Community Managers by relaying new information and corporate standards

Experience & Strengths you'll need:

  • Minimum 2 years’ experience as a Senior Property/Community Manager is required, direct experience on Class A midrise multifamily & mixed use assets is preferred
  • High School Diploma required Bachelor's or Associate's degree is ideal. Alternatively, if you have 4-6 years of direct experience with Multi-family property management and the commensurate professional designation (CAM, ARM, CPM, etc.) then we would be happy to consider you.
  • Valid Driver’s License; must be able to travel between Falls Church, VA & Rockville, MD
  • Strong Marketing/Leasing experience and a thorough knowledge of all applicable Federal and State Fair Housing Laws.
  • Strong financial reporting, organization, and accounting skills; this role requires thorough attention to detail.
  • Strong computer proficiency; this role needs a good familiarity with Yardi, Excel, and Microsoft Word. Specific proficiency with Yardi Reporting functions is ideal.
  • An excellent attitude and willingness to learn and, more than anything, a resolve to provide prompt and friendly service.

We need you full time, up to 40 hours per week. Are you someone who likes to see things through? So are we; Morguard trusts the incumbent to lead by example and to set the standard for responsibility and care shown to our residents.

Our Leasing Office is accessible to our residents; we open at 9:00 AM and close at 6:00 PM. We're also open each Saturday from 10:00 AM to 5:00 PM and on Sundays from 12:00 PM to 5:00 PM.

We ask that you be accessible to those hours and to be available to support your team on a weekend if necessary.
